The cost of
title insurance in Pennsylvania and New Jersey is highly regulated by the respective
Departments of Insurance. While there are different categories, the rates within those
categories are non-negotiable.
The amount of title insurance you pay is determined by the purchase price of the home or
the amount of the mortgage, if you are refinancing.

If a lender is providing
financing, it will most likely require endorsements to its title insurance policy.
These endorsements provide additional coverage in areas such as surveys, environmental
considerations, condominium and homeowner associations, building codes, etc. In
Pennsylvania each endorsement is $50.00 and in New Jersey, the cost of each
endorsement is $25.00.
Aside from the all-inclusive
insurance rate for owner and lender, there may be additional fees such as:
- Courier fee

- Recording fees
- Tax certifications
- Notary fees
- Endorsements (required by the lender)
- Closing protection letter (required by the
lender)
- Document preparation fee (where applicable)
- Domestic relations search fee
